Please advice how much should be paid monthly not by hours

He will be paid $100 even there is nothing done (which should be the most cases). If $100 is too low, how much should I pay?

The total rental fee is $700. I have to pay the tax, insurance, materials for fixing stuff, and besides I own the proproty.
