新手地主选租户问题

在中西部有一2000尺出头的独立屋，期满换租户，现有2个选择。

选择一：某discount连锁店经理，credit sccore 640,2016 file过bankrupcy chaper 7 discharged.联系过其当前租房公司（不是个人），确认她过去一年租房付款史良好，合约自然到期，租户自己决定不续另外找房．

选择二：某地区性大公司专门为建筑项目提供电工服务，公司出面为某项目foreman租房。公司也会派人在租房期维持草坪。

因为从来没和公司打过交道，不知选择二有何敝端，想请老地主点拔，不胜感谢！
