二十五万的现金，准备开始地主生涯，求建议

附近房子大概是四十万左右，single house，一千多尺，三方两浴，能租个两千到两千五左右。多数是Hispanic租客。这种房子值得投吗？

另外，用现金买一个房子，还是作为deposit，多买两个？
