请教： 3月初给房客发了正式60天搬家通知。房客至今没有交3月房租。如果发3天pay or quit通知，60天通知是否还有效？

只要房客能如期搬走，全部退还或提前使用一个月押金可以接受，再免1个月房租就是欺负地主。怎样处理现状能合理合法？如果房客付了欠的租子，是不是就不能要求如期搬家？
