利率对房市得影响是很大地

去年5%的利率马上让房市骤然冷却。今年FED彻底投降，停止加息，计划明年减息。现在利率已经跌到4%左右。并且会进一步下跌。房市就会回暖。

美国人已经无法负担超过5%的利率。鉴于美国债务水平和家庭经济情况，FED在今后也难以利率正常化 （http://bbs.wenxuecity.com/tzlc/1269807.html）。

所以经常有人拿以前付10%的利率和现在比，已经是刻舟求剑鸟。
