这个房子可以买吗？对我们来说有什么风险？

我们下了一个offer,这个房子比周围其他房子要价低，但状况也差些，需要做一些修理。Offer过去了，下面是对方agent的回复：

We are asking for a one week lease back if possible. Seller has to pay the movers and clean the house and needs funds from closing. Also, asking buyer to pay for the resale docs. 

这个房子前几年上市了两次但不知为何又不卖了。买这个房子对我们来说有什么潜在的风险吗？如果太麻烦就算了。
