下面是我的金牌realtor刚刚找的一个deal的细节。这个camp site离家1个小时。要价35万，owner男人去世了，女人老了自己做不了，要卖。我的realtor说17万5左右应该能拿下来。我只要花3万左右的down payment就可以拿到贷款。但我完全没有经验经营这个，肯定得找一个住那儿的人来做日常维修。请问大家做这个靠谱吗？可不可以买来运营1-2年，做些update然后再出手？

Cap Rate based on a borrowing $150,000.00 @ 6% Int., 15 yr amortization schedule = 1,266 x 12 = 15,192.00
65,,840.00 - (31,175.00 + 15,192.00 = 46,367) = $19,473.00
19,473.00 / 250,000.00 = 7.8% Cap Rate
19,473.00 / 175,000.00 = 11% Cap Rate
Personal property is rough at best. Have to figure out who what the guy owns? Also, have to get a manager in place that likes to work hard, live free, and enjoy making very little income!
