朋友的生意最近需要钱周转,向我借几万块,4个月后还,10%return

朋友最近接下了两个大定单, 需要大笔资金周转几个月. 他向我借几万块钱, 说4个月后还, 10%的return.

这笔钱是我准备买房的首付的一部分. 看目前的本地市场, 我估计不会在4个月内出手. 朋友是我比较信得过的, 但是也得要保护自己, 毕竟是血汗钱. 想请教大家,
1. 有什么需要特别注意的?
2. 需要签借款合同吗, 还是双方签名的借条就可以了?
