I just talked to the agent tonight. He turned on its telephone recorder and let me listen to the call from the second bank which asked $30K more. Then he asked me to increase $15K of my original offer in order for him to negotiate with the bank.

I told him what I agree is to increase $5K and that's the best I can do. In the same time, I would look for other property in case this purchase did not go through.

I also discussed that he should talk to the seller if the seller want to have the sale go through. Or the agent (himself) should pay part of the difference if he wants to have his commition.
