两个房客应该选哪一个？

我有一套精装修的2室一厅的房子在出租，有两对客人申请了。

1: 一对是印度夫妻带了两个孩子。一个孩子四岁，另一个孩子一个月。下个礼拜就能入住。很有意思时，这个印度人非常谨慎，调查我是不是房主。今天终于肯定后。还把这个月剩余的房租已经打到我的银行帐上。但是合同还没有签，定金也没有交。他们的优点是男方收入会比较稳定。缺点是带了两个孩子，不知道如果是熊孩子会把房子搞成什么样子。

2: 还有一对是美国男女朋友。女方是自由职业者，现在正在做一合同工。男方是医学院的学生。有一只猫，宠物会额外收钱。过一个月能入住。这一对情侣特别喜欢我的房子。特别热情想尽快要我签合约下定金。优点是两人都比较decent。缺点是不知道工作稳步稳定，另外一个月以后才可以搬家。我会有一个月的房租收不到。并且他们还养猫。我以前收的房客，从来没有养过猫或狗。

我现在有点纠结了，不知道应该跟谁签租房合约。请大家集思广益帮我看看好吗？如果是你会谁签合约？谢谢！
