这个房子该不该买？

看中一个房子，价格45万，房子的状况差（房主住了60年，除了换过房顶，基本没有做过其它保养）需要大规模装修，还有一些permit的问题要解决，所以比市场价格便宜。房检结果也没有意外，基本结构都没有问题，就是太破了，需要装修。咨询了一下维修费用大概10万（基本就是里面全部重做一下，把没有CO的地下室和卫生间都合法化，），这样装修后跟市场价格差不多，或者稍微还便宜1，2万。我们想买这个区域的出租房，但是一直没有合适的房源，这个房子出来后offers也是很多，内部结构特别适合出租，租金可以到4000以上。我们一开始还挺感兴趣，计划是贷款，25%首付，但是现在知道维修费用后所花时间（据了解，申请部分项目的CO时间可能花的长，3-4个月），有些犹豫，感觉一下子要拿出那么多现金，不确定是不是一个好的投资选择。请大家建议建议，这样的房子，如果是你会考虑吗？ 谢谢！
