urgent help：租客要提前搬走

我的租客lease明年6月才到期，可她告诉我她没钱了，新工作收入不够支持她，她这个10月末就搬走。第一次遇到这种情况。 马上天冷了，如果不能顺利租出去，我的lease上有条款租客要负担空窗期，但我是否需要lawyer来追缴月租？打算问她要新地址，如果她不给怎么办？ 还有就是我可以keep deposit吗？租客break lease应该没问题吧。 不知道如何操作，我菜鸟一个谢谢大家指教
