这样的Medical Office 怎么样？

新手，没弄过商业。上次的7.6acres的被火烧过的房子谈判失败（出20万, counter 30万）。单独买这个房子肯定是负现金流。如果把两个地产打包买过来，就有可能是正现金流，而且可以是不错的现金流。那么就可以多等几年，几年后自己壮大后，再决定怎么发展。

商业地产要价1米，地税1万6. 8000sqft 2.6 acre. 下面是租户情况。还没拿到lease。不太清楚谁该负责什么，有哪些开销。

两块地一共10acres。我觉得potential还是很大的。

3 块building pad with utilities. (下图ABC)

查看了zoning map. 发现右边的single family lot 有一部分是按office zoning的 （下图）。这是好事吧？

我需要向卖家要哪些材料？卖家回复很慢，每次都要等好久才有回复。
