这样的fourplex可以买吗？

Listing 410k, actual monthly rent $3850. 状况貌似良好，1977年建，2015年时23万成交，同年做了renovation.

算了算贷款的话，cash on cash return在9-12%左右。这个zipcode感觉有appreciation potential, 离downtown不太远，现在很多新区在建，但房价没有起飞，我15年初在此买了个新房18万，三年过去tax value也就22万，低于整个城市平均。
