You have enough asset to produce the income of $50k that you want, BUT, you are very house rich and cash poor.  Based on the information you have provided, I am in agreement with 老朽和六月骄阳.  The approach is to not disturb your current asset, not sell and not buy, refinance your existing mortgage and extend the mortgage term to 30 years.  Even your the mortgage rate will go up, but your monthly payments will be lower, which will give you the positive cash flows from your rentals.  This will correct your cash poor situation, hopefully.  Using HELOC for the purpose other than the house is not advisable and dangerous, just looking at the HELOC rates for the past 1.5 years, you will understand what I mean.
