大概算了一下上个房子的回报。

2 月份刚买的房子：16万6千。卖家付3000 closing，基本上包括了我贷款的费用。这房子是Duplex +7 car garage.

 

20% down=$33200

Rehab cost: $27500

Rehab time: 45 days

PITI=$1192.86

Rent=$2500， 房租是低于市场价的。考虑到房子没装修好就出租所以才2500.

Rent deposit: $5000

 

Out of pocket total: $60700-$5000=$55700

 

Cash flow 2500*12-1192.86*13.5=$13896

Cash on cash return: 13896/55700/13.5×12=22%

当然还有少量的维修费没算。

如果能够refinance成功的话。所有投入的钱都能要回来。rehab 完房子值22-25万吧。

 

正在买的房子的回报稍差。

17万5买。卖家付3000 closing。预计租金2100，PITI估计1500，因为是15年贷款。准备花5000装修。总投入4万。买这房子是为了将来的发展做考虑，所以现金流不强。
