今天2万8买下了小三。duplex

要花7500-8000装修二楼 ( 2 bdm), 之后租楼上$650/mo; 如果改造成3bdm, 可租$800/mo.

一楼是个1bdm unit, 有个长期租客$500/mo 目前。

这套房子正现金流不算多，但是装修完，市值14万。最次也能卖9万。打算长期持有。今年装修完租租试试，明年看看收益如何，如果明年看来租金不划算或者万一有损失，就出手卖了。duplex, triplex .... 甚至更多的units 持有成本很高，这就是风险。一旦长期住户住在里边，就可以依靠正现金流。
