as is 的房子，房检后怎么让卖家降价

agent is dual agent. 

发现问题有

1. roof is very old

2. foundation 有一条水平的裂缝， 整面墙都有。

3. One bedroom is not insulated.

4. 后门损坏，需要换。

5. 1个炉眼不工作。

其他小问题不提。

 

我提出卖家降5千，agent说不可能。
