Just a little bit about the program itself:

The Leased Government Housing Program, accommodates members of the Armed Forces who are not stationed near a military installation or base, and I thank you for your time, consideration and efforts to support our military…

 

Attached you will find a sample lease for our LGH Program and information on registering to receive rent payments electronically should the property manager/homeowner(s) decide to support this program. Please review the information below:

1. You will notice a few variations as compared to normal lease contracts. For instance:

·                  The terms for a Government leases is 1 year. The Government will exercise its rights to renew the lease after the initial 12 month period if needed, up to five years.

·                  The Government makes payment in advance using Automata Clearing House Transfer with the owner/property management.  It is not a wire transfer.

·                  The lease is strictly between the Lessor and/or property manager and the United States Government (I would be the tenant's representative).

·                  The Government is not allowed to pay security deposits. Nevertheless, the lease includes a restoration clause that covers damages above and beyond normal wear and tear to the premises. In the best interest of all parties involved, an initial inspection form will be filled out and signed by the lessor, occupant and a government representative. Once the lease term has expired and a renewal is not required, a similar close out inspection will be performed to ensure the satisfaction of all parties involved. (See General Provisions and Instructions: paragraph 13- Restorations)

·                  Swimming pools, hot tubs and saunas and/or other water features are strictly prohibited on the lease premises.  COMMUNITY swimming pools, hot tubs and saunas are the only exceptions as long as they are secured.

·                  If at all possible, we try to include utilities into the monthly rental payment. (NOTE:  If we cannot, this will not be a deal breaker).  The government will identify a 12 month average of utilities and include the monthly average with the rental payment each month. The lease contains an escalation clause that covers any overages (on a 12 month average) over the amount inserted in the lease. The actual cost of utilities will be paid at the end of the 12 month term by a lump sum payment from the Government. (See section 7 of the sample lease)

2.  The SAM website  www.sam.gov  provide information on registering with the Systems for Award Management (SAM) if you have not already done so.  The person/company to whom the electronic funds transfer are made payable will need to register and renew annually with this database to receive EFT payments.
