There is a place -- Lawrence, MA. The house price dropped more than 50% in half year in early 1990's. The reason is that USSR was collapse. The plants closed due to the shrinking defense cost.

Now, the manufacture plants closure smashed the Detroit to the ground.

Next one, maybe CA, because IT can be outsourced to anywhere.

If oil price go higher, the New England can be knocked hard. But if we have global warming, the New England can be saved. The uncertainty appeared: who can predict the trend of the global warming?

So, RE is a investment with high risk. I have to agree, DC is an exception. Political capital is more stable than economical capitals.
