今年换了2个空调,1个furnace. 去年换了1个房顶。房价大概20万。 repair+capital expense多少比较合理?我目前是按每月房租的8.7%算的。5.5% vacancy rate, 按着算完之后,加上管理费10%,现金流就只有每月200多了.

25年房以比较新的算,根据NAAS的估算expense是40%-42%
