25年新的房子维修和capex 算多少合理？

今年换了2个空调，1个furnace. 去年换了1个房顶。房价大概20万。 repair+capital expense多少比较合理？我目前是按每月房租的8.7%算的。5.5% vacancy rate, 按着算完之后，加上管理费10%，现金流就只有每月200多了.
