一天2个房子in contract。我也开始转运了。

第一个房子3 bedroom 1 bath $102900, 1500sqft sfr. Seller contributes $1500 closing help, moving in condition, full basement. 地下室很大，装修后可以变成5bed 2 bath. 现在还没想好怎么装修。

第二个房子4 bedroom 2 bath $98000, 1900sqft sfr. Seller contributes $1800 closing help。虽然这房子大些，但是其中一个房间是车库改的。ranch house. 除去改造的车库面积和第一个差不多。状况也比第一个稍差。地点也稍差。

上次说的5unit的student house，不打算买了。没啥油水，5个unit每月现金流才800-1200。

我这两房子都可以租1300-1350. 每个房子现金流大概600. 和5 unit 相比只用一半的首付就可以达到相同的现金流。明显回报更高。两个房子都是刚一上市我就直接下offer，没看。In contract 之后再看的房。如果不满意再用inspection 退出。

更新1： 上次in contract的duplex，所有提出要修理的问题，卖家全部答应。现金流没有这两个好，但是自带租户，全部修理好，省心了。我买这个duplex还有一个原因是我在同一个地方还有另一个房子，那个房子是lease to purchase。租户告诉我要准备把房子买下。我用差不多同样的钱买了这个房子，效果相当于一个1031exchange. 

更新2:  另一个白玉房 eviction成功。经过打扫，空了3天已经租出去了。租金比以前降了200.  成本34万的房子，只租了2700.

白玉房真的回报不高，而且经常担心房子被破坏或者租金收不上来，一个月空着就损失3千左右，压力太大。以后只搞白菜房。被破坏了也不心疼。白菜房的租金大家都很准时，而且也客气些。
