Rental house: 500K with down payment of 20% = $100K

2007 to 2017:

10 years with average monthly rent income of $2,200 and annual income of $26,400

$26,400 - $5,000 (property tax) - $2,000 (maintenance) - $17,000 (4% mortgage+insurance) = $2,400 (annual net income)

$2,400 x 10 = $24K (total income for 10 years)

$24K / $100K = 24% (total return for 10 years without counting the house value of -$50K)

 

S&P500 for 10 years

(2,500-1,400) / 1,400 = 78.5%
