FHA vs Conventioanal loan, CaLoanAgent, please reply.

I am a RE investment starter. The rate for investment is sort of a full point higher than primary rate. An agent tried to sell me FHA loan, which I thought FHA is for low-income applicants. The FHA rate he is selling is lower than the 20% down conventional loan.

What is the downside of FHA loan?
