租给有小孩的家庭，小孩在房子出了事， 会不会告地主的责任？

我的房子是地很大的农场房子， 房子有些老旧， 水是井水， 如果小孩爬阁楼， 地下室， 上下楼梯， 水边， 树林玩， 出了事， 会不会赖是我房子的问题， 摊上麻烦？ 小孩拉肚子， 赖是我的水有问题？感冒了， 说房子保温有问题？出了这些事， 我需要承担什么责任吗？ 如何避免承担这些责任？ 因为我的房子又不是很好的状态， 要找一个茬， 敲诈太容易了。
