接手的租客要走了， 收尾问题

前面说了， 买了一个破康斗， 接手了一家租客。一个月前发通知涨租，今天短信我要走了， 在找地方。想问我在找到前 可不可month by month, 还问要不要in writing. 我的问题： 她要不要给我发一个正式的terminate lease的通知 （9月30号到期）。还有， 在没有找到 新的地方前， 我们要不要签month by month的合同。还有， 租金怎么定比较 好？month by month的话， 一二个月后，房子难租。 谢谢。
