请miat2，va_landlord 等大侠们帮忙看看，我这个自住房该不该卖！

夫妻俩，目前都还有工作，一孩2.5岁，住FL，大泡泡区。

06年1月24万买一condo 1872sq ft, down pay + closing cost 付了近$6万。 现价市值16万，还在跌。

目前月供$1800. (Mortgage + HOA + Property Tax), Mortgage balance $18万+

HOA从9月又涨$80，now $380/monthly 成了压死我们的最后一跟稻草，我们买房的时候HOA $265/monthly.

打电话去complain, 人家说very sorry, 小区forclosure太多，owner少了，社区维护费用还那么多，摊到每个owner头上的就多了。

如果出租，$1300左右，每月negative cash flow $500

还有，我5月换了个工作，上班单程要50分钟，还要走toll, 每天上班交通费用$12。不走toll, 一个半小时都到不了家，所以现在通勤比较痛苦。LG大部分时间work from home，所以可以不考虑。

现在我们觉得这个房子是烫手山芋，想亏卖。HOA太高了，而且还会涨。想去离我工作近的地方找房子。

如果卖15万，6万down pay+3万负资产，共亏9万。（可能还卖不到15万哈，按现在的发展趋势）。

LG说长痛不如短痛，你租出去也是亏，一个月亏$500, 一年亏$6000, 5年亏3万。还要跟房客打交道，有很多麻烦事，而且很有可能空房。而且这5年，HOA还会涨，亏数还会更大。5年后该房会涨3万，打平我这5年的亏欠吗，天知道！到时候卖不上价，得继续亏。

所以我们想，不如现在拿出3万，填上这个坑，虽然说猛得拿出这些钱很肉痛，但是不用再为这个房子操心至少5年，精神上要轻松很多。

要去买房，我们也会暂时先down size, 买个bank owned的10万以内的房子，这样月付一定少于$800, 虽然生活舒适度会有所下降，但也就1-2年，我上班可以近很多，等攒够了下一个down pay再寻大房，把这个bank owned的租出去。（Btw, 我和LG在生活上都很马虎，不是享受型的，所以住得差一点不介意。）

请大侠们看看我们这个想法合理不？有什么不对的地方请指正。
