Put an evict notice in the unit. After one month from the evict notice, you can pack the renter's stuff (furniture, personal properties) to a storage. then rent out the unit. You need to keep their stuff for one year, then you can throw them as garbage. For the one year rent for storage, you can ask whoever comes to claim the stuff. If no-one claim, you have taken in the storage rent as your loss.
There is no need to tell next renter. Only those unit functional problem needs to be exposed. The previous renter's information is not required to be exposed.
