求助：termination of lease to purchase 该怎么操作

白云房32万出租，租户原来准备买。租金2900多。每月额外要付500作为 lease to purchase 的option fee.

今天租户通知我不打算买我的房子了。我该怎么操作。他们刚刚租了3个多月。

当初付了5000的consideration fee. 没有任何security deposit.

lease 和 purchase contract 是分开签的。

我现在只需要和他们签一个 purchase contract termination agreement? 他们的option fee 我肯定就没收了。但是security deposit 怎么要？不需要重新再签lease 吧。
