问个浴缸和地毯的问题

小破condo一个， 浴缸底部表面脱落， 有手掌大小， 有 修补的痕迹 ，但是颜色质地很明显的不一样。 请问怎么修理或者 更换？哪个更好  ？inspector说修理很难 复原。如果更换的话， 那一种类型的 浴缸比较好，大概 费用？
一楼地板， 二楼和楼梯地毯，地毯破损。如果更换地毯的话，和换成地板， 哪个更好？从出租和成本角度出发。
