新手求救，能否租给因为生意失败，信用不好，签约付一年房租的人？

地主新手上路，第一次买房找租客，潜在租客卖了房子，他说他的信用不好，因为他做橱柜生意，经营的不好。现在要卖了房子租房子住，他自己要签约的时候给张certificate check 一年的房租.租还是不租？ 来看房子的时候聊天发现我们有共同认识的人，还不止一个。我可以查reference. 他也不能提供收入证明，怎么办？怎么办？
