should I rent to this family?

current tenant wants to break lease, so I am looking for new tenants.  In the meantime, the old tenant is still on the lease until I find suitable new tenant.  Posted on Craig's list 3 days ago and got only one inquiry:

a couple (engaged but not married), man makes 3000/month, woman makes 2400/month.  The couple is expecting a baby in 1 month.  The woman's mother will also move in to take care of the baby.  And they have a small dog (9 pounds).   The credit score is 609.  The rent for my property is about 1900 (not including utility).  I don't think this is a good choice of tenant and wants to wait for better one.  But also concerned that I will miss an opportunity. 

What do you think?
