Your lease ends on May30th, 17, therefore you broke the lease by moving out on August 31st, 2016.
You need to pay the following items. They are deducted from your security deposit.
- $45.00 - unpaid rent
- $80.00 – unreturned key, based on lease terms #4.
You returned one key while there were two keys given (Based on your“Move In Check List" signed on xx)
- $175.00 – removal of garbage from the garage left in front of the house. See pictures attached.
- $102.00 – re-paint the graffiti inside the house. See picture attached.
- $20.00 – replaced removed power switch plate and plug plate.
- $195.00 – cost for installing all doors you had removed from storage shelf in the garage
- $159.00 - re-rent cost on credit checking fee. See attached receipts.
- $100.00 - mandatory minimum unit cleaning charge based on lease terms #4.
- $327.00 – un-paid Late fee: base on lease terms #2. Your unpaid late fee by August 31st, 2016. Base on lease item 2, your late fee is calculated as: 5%x$1540 + $10x25
Total deductable: $ 1203.00
I give you a discount of $200 from the total deductibles, your deductable after discount is $1003.
