如何计算租房cash flow中mortgage cost? 15年，还是30年？

大家在计算mortgage cost的时候都是用15年，还是30年啊？还是就用实际支出计算？大家都知道15年的monthly payment一定高于30年的。 这个cash flow用15年的来算是负的，可用30年的来算是正的。那我到底是亏是赚？请各位大侠赐教。
