给新地主打气，分享我的第一个投资房这些年的cash flow

2011年底买的第一个sfh投资房，大农村，房价了跌20-30% 左右。当时cash flow 200不到，现在monthly cash flow差不多500了，每个月还贷款的Principle差不多500，加起来差不多1000一个月，每年大概有几百的维护花费没有细算。 共换了3家房客，基本上没有空置期，最新的刚刚搬入。当然这个投资房是赶上了好市场，现在很难有这样的deal 了。犹豫要不要买投资房的，做个spread sheet，算算每个月的 cashflow, 回报率等，有好deal果断买，正如老朽大作提到的，房租长远来说还是会涨的。 这是一个猪站风口上也会飞的例子，但是如果猪害怕而不敢站风口上，恐怕一辈子也飞不起来。仅供参考。
