祝大家新年快乐!不好意思,第一次买了个Condo,第一次想租出去,碰上HOA无理女人。求教!

这个办公室就三人,一个黑女人是头。我们是物主但招租户必须提前两星期送信息表,他们通过才能出租。问题来了她就给一个中国女人中介名片,建议你们租房通过她。大家可以猜到是什么目的。自己申请百般刁难,让你申请废掉。办法就是拖或找理由回绝。O是租户男的,S是女的。J是本人。

这次她一看Driver License照片女的包了头巾,肯定是MSL。故事来了。

J: 

I have one couple of rental candidates. Could you process the application ASAP?

He gave me two persons as reference and current landlord phone numbers, I already called them to check out. These references can be found in NJ Rental Application Form (See attached form).

 

On Monday, I will call rental candidate's employer HR to verify the employment, even I have his paycheck stub copies already. 

I attached his first page of credit report that shows his credit score is 714. On last page "Public Record" there is nothing, it means no any criminal, eviction, bankruptcy records. His monthly income is much higher than 3 times of rental fee. His wife is house-wife.

 

See attached files (Tenant information form, NJ Rental application form, Tenant Drive License copies) and thanks a lot for your helps.

I just call the company (AXXXXXX Inc. in Edison) and verified his employment with HR department, he is working there. 

BTW, could you send January 2016 maintenance bill to my primary home address?

HOA: Can't use relatives as reference, also I need her credit score...she's never had any kind of work history?

The problem is she is house wife almost no connection with outside. No working, no credit card, and no loan, I don't think she has higher credit score of course I will try to get it. In this case, they are couple, we should be very careful. As owner I don't have enough reason to deny the application, as owner I don't want to get legal trouble. Thanks a lot for your helps

HOA: I understand your position as owner, however your part of community must follow our rental guidelines, your not renting a single family house.  I understand that she is a housewife, but she has no reference, no information at all. I'm sorry we have to deny them, based on our rental guidelines!!

I tried, they gave me S's NJ RENTAL APPLICATION FORM with two new references. 

1. M   -----------XXX-XXX-XXXX 

2. F    -----------XXX-XXX-XXXX 

I will make calls tonight to confirm. Also I got her credit score (759) with clear public record. Both files are attached.

J: We just called the 2 reference people at 3:18PM and 3:22PM to verify S and got the good feedback as she is very nice and silent person.

Let me call me and verify her information, I don't have a good feeling about this, since she wasn't forthcoming with information in the beginning. (12-22-2015)

Because I have no experience, at beginning I didn't ask them too much, I thought might only need O information because only he is working. Here is other very important reference is their current landlord, the phone number is: XXX-XXX-XXXX.

I heard my former boss had very very bad lawsuit experience so this is why I am very careful and used not to touch too much person's privacy.

LD给她打了电话,很凶,说不能同意他们进来。理由是她本人和Board其他人打了reference电话,感觉不好。

 

下午4点,我在原email下写下如下:


Could you let us know your official decision for Mr. O family?

Yes or No?

If No, please write down your deny reasons. If there is a third party took part in the investigation for Mr. O family, please provide the name/agent information including the title and address.

 

Please note we have followed HOA procedure and acted as professional way.
