急求助！房客分手了怎么办？

房客和未婚妻今天写信说他俩分手了。现在两人都在lease上。男的要搬走，说女的会找个roommate。我们该怎么回复？

1，同意男的break lease, 还他的deposit. Lease 改成女的。

2, 和1差不多，但要求女的新roomate也签lease

3, 不同意男的break lease, 但这男的肯定要搬出去，不知道怎么搞。

 

现在快过节，我们这里冬天很难租出去。如果他们搬走可能得等到春天才能租出去。恳请各位有经验的支招！
