请问如果房客和我没有lease，我可以随时让她搬走吗？

房子在麻州, 我寄给房客新lease，让她签字，她没签，也没说什么，今天打电话说房子要修理，我说我希望她尽快搬走，因位房子很多问题，我想卖房。房客不愿意，因为她没签lease，我可以让她马上搬吗？
