今年的San Jose Rent Control Expansion提案概要:1)租金每年不可增长3%以上。包括1995当年和以前建的两单元以上的房子(duplex, triplex , fourplex and apartment building)。 2)“just cause“ eviction. 包括所有出租房 (SFH, Condo...)。如果你想让租客般走,但他不想走,是政府机构,如法庭来决定他是可留还是走。尽管地主是房子的主人,但自己不能做主. 只有租客做得万分出格,比如连租都不交,你才有可能上法庭把他请走;依然要花大把的律师费、时间和精力。。。San Jose是大城,周边的city都在看着。一旦通过,周边的city都会有样学样。整个湾区都会影响到。
你能做的是最简单是给city council member 送 email 表示反对:底下是样版。 你可以依自己的想法改动。

Title: Against the San Jose Rent Control Amendment
Dear xxxxx,
As a voter and rental housing property owner in the city of San Jose, I urge you to oppose the proposed amendment to the San Jose rent control ordinance, including the just cause eviction, as these would jeopardize safe, quality housing for our residents.
- Rent Control is the wrong approach. It has not worked in any city it was ever adopted in.
- Rent Control does nothing to address the shortage of inventory for housing; it will not create more housing especially if new housing is subject to rent control.
- Rent Control will discourage rental property owners from maintaining their properties.
- The City Council should be willing to work with rental property owners to develop programs and incentives to help renters.
- The City Council should focus on creating more housing opportunities in San Jose- NOT expanding rent control.
- The current rent data is skewed by the new luxury apartment charges
- If the rent control is tightened, it will force some small rental property owners to take the rental units off the market and reduce the available rental units on the market.
- Rent control will not benefit the low-income people for a long run. It will make them even harder to find the available housing for two reasons. 1) the number of rental units under rent control will be getting smaller; 2) Some tenants will stay in the rent controlled unit even though it does not fit them anymore.
- San Jose city should enforce the The Rental Rights and Referrals program instead of making another "just cause eviction”.
No one can deny that we do not have enough housing to meet demand. The only way we can address housing affordability is to make more housing available and support the construction of more housing for families of all income levels. Stricter regulations won’t solve our problems. I urge you to focus on meaningful solutions that will keep our economy strong, our communities safe, and provide quality housing opportunities.
