请前辈指教下租带泳池的独立屋给租客有什么隐患？

有个带泳池的房子，如果出租的话，一般有什么隐患呢？房客不管打理泳池，是不是会变臭？房客管打理，但是不会打理，容易弄坏换水系统什么的？

另外我如果搬去隔壁州，房子交给pm，pm一般都管草地泳池维护这种事儿吗？多谢大家不吝赐教啊。
