I am looking to replace a 20 years old water heater. Local plumbing quots for $1100 for 40 gallor gas water heater (they will bring water heater and parts, don't know what brand.
Local homedepot seems to have 40 gallon water heater for $430 issue, a handyman can help pick it up and related parts to installed it for $175, but no warranty is provided.
Any water heaters on home depot website seems to have some negative reviews--some failing in a few months. And the city requires permit. I wonder which way to go. The first one is much more expensive, but with a peace of mind, but the second one seems much economical with the risk of having to call for service if anything goes wrong.
Can experienced landlords provide some guidance?
