I only focus on the good neighborhood in my area, it is indeed very hard to get a good deal for REO. Your 1% rule doesn't apply most of time. OK neighborhood is too far from where I live, I don't want to spend too much my free time on this. SO, I will continure to focus on area which is within 10-mile where I live.
