Lease document for Missouri

Dear friends,

this is my first time being a landlord.  I am in Missouri.  I have a rental house and a family is intrested in renting it.  I have couple questions:

first. can I draft a lease myself and have them assigned or I have to use a particular formt?
second, the house was built in 1993.  Besides lease, should I have them sign lead document?
Third, the husand is working for a big company. besines their income and rental history, what else I need to check on them?
Forth, they have a golden retriever (dog), is this going to be a issue?
