我这样charge 房客对吗

房客搬进前地毯 6个月新。他们住了一年搬出，地毯脏到要换。假设 normal carpet life span is 7 years.
Depreciated value DV= (7-1.5)/7 * cost of new carpet
现在我 charge 房客 DV, 合理吗

还是应该这样算，房客搬进时地毯剩余寿命只有 6.5了。
DV = (6.5 - 1.0)/6.5 * cost of new carpet

越想越糊涂，数学好的帮帮忙啊
