这里有没有买short sale成功的老大？

在这里潜水几月，发现高手云集，想请教一下买short sale的经验。问题有几个：

1。 怎么才能知道seller有没有property tax lien? 有多少？

2. 怎么才能知道seller有几个mortgage lien?

3. 是不是买short sale的话都要buyer与各个lien holder（银行）交涉？如果是的话，真的很需要找一位对short sale熟悉的realtor或律师才行吧？估计seller的realtor是不会那么卖命的。。。
