Why the difference?

Is the apartment has a yard for kids to run or pet to play? Is the most apartment multiple family-people live below you or above you? You, tell me, what and why the difference about the rent? Not all the apartment has garage. Single family and apartment? Why are tenants willing to pay more for single family house? You, tell me, old landlord-老头儿？
