有自己卖房的吗，就是For Sale By Owner。请问应该注意点啥？

想要卖出租房，提前两个月刚通知了房客。房客今天说他想买，让我报个价。本来想找agent的，现在琢磨琢磨也许不需要，要不就卖给他得了。请问这种transaction需要注意点啥？多谢。
