你关他有多少房子贷款，关键是他是否会付你房租

Check his credit report.
Check his rental payment records.
Check if he was ever evicted.
Check if he has many collections from other people/institutions.

If everything is fine, rent to him. His own finance is his business, not your. All you care is you can get his monthly rent payment.

Simple.
