Can you talk to her again?
1) Concede that she can use the area if recorded document shows the area is private to your unit.
2) ask her to use leash and pick up after her dog if use the area. But if there is no strong governing body (like HOA and by-laws) among you associates. You can not do much about it if she does not listen to you.
Looks like a losing batter. Sorry to say that.
You can sue her still. But the only guy happy is probably your lawyer coming out of this.
