求教于 老猫 和其他朋友：房客要提前终止租房合约

因为搬家，卖不出唯一的房子，只好第一次做了房东，一直有修修补补，也就不抱怨了，谁想今天上午收到房客的E-mail,说要提前终止租房合约：４月初，原 合同到７月底结束。

我的问题是： １。我能做些什么才能对我自己有利 ？

２。 我的 leasing break policy 要包括哪些内容？

３。当初 收的 deposit 我能留下 吗？还是要全还给他们？

４。平时的修理费能从 deposit 中扣下吗？
